Mississauga is a city of about 765,000 people on Lake Ontario, directly west of Toronto. Our crews move people here every day, from Square One condos to Erin Mills family homes. This guide covers what we’d tell a friend before they move.

**Quick answers**

- **Cost to move:** a typical two-bedroom move runs $750–$1,050 in labour with a three-person crew at our published rates, plus a flat truck & travel charge. Price your move.
- **Cheaper than Toronto?** For housing, yes. A one-bedroom averaged $2,036 a month in September 2026 versus $2,220 in Toronto, and there’s no municipal land transfer tax.
- **Where to live:** Port Credit or Clarkson for a train downtown, City Centre for condo living, Erin Mills, Churchill Meadows or Meadowvale for families.
- **Commute:** about 30 minutes from Port Credit to Union Station on the all-day Lakeshore West GO line.
- **Do first:** book your movers and building elevators, avoid the first and last days of the month, and switch your driver’s licence within 60 days if you’re coming from another province.

## Is Mississauga a good place to live?

Yes, for most people: you get more space for your money than in Toronto, three GO train lines, 22 km of waterfront and Pearson airport inside city limits. The trade-offs are car dependence and traffic.

### Why people love it

- **More home for the money,** and no municipal land transfer tax.
- **Well connected:** three GO lines, MiWay buses, six major highways and Pearson.
- **Green space:** more than 500 parks and the Credit River valley.
- **Jobs close to home:** over 75 Fortune 500 companies have Canadian or divisional head offices here.

### What to know going in

- **Still expensive.** Cheaper than Toronto isn’t cheap.
- **Car-dependent** outside City Centre, Port Credit, Streetsville and Cooksville.
- **Traffic and construction** on the 401, 403, QEW and Hurontario Street, where the new LRT is still being built.
- **Aircraft noise** near Pearson and under its flight paths, such as Malton.

## Is Mississauga cheaper than Toronto?

For housing, yes: rents and average sale prices are lower, and buyers skip Toronto’s municipal land transfer tax. Groceries, gas and phone bills cost about the same across the GTA.

| September 2026 | Mississauga | Toronto |
| --- | --- | --- |
| Average asking rent, 1-bedroom | $2,036 | $2,220 |
| Average asking rent, 2-bedroom | $2,423 | $2,937 |
| Average home sale price | $929,600 | $1,034,320 |
| Municipal land transfer tax | None | Yes, on top of Ontario’s |

Rents: Rentals.ca/Urbanation, September 2026. Sale prices: TRREB Market Watch, September 2026, all home types, City of Toronto.

On a $1 million home, Ontario’s land transfer tax is about $16,475 wherever you buy. In Toronto you pay roughly the same again to the city; in Mississauga you don’t. Renting? In Ontario a landlord can ask for up to one month’s rent as a deposit and a refundable key deposit, but not a damage deposit.

## What are the best neighbourhoods in Mississauga?

It depends on your commute and budget: Port Credit and Clarkson for the train downtown, City Centre for condos, Erin Mills, Churchill Meadows, Meadowvale and Streetsville for families, and Cooksville or Meadowvale for lower prices.

These are the ten neighbourhoods our crews move people into most.

### City Centre (Square One)

Mississauga’s downtown of condo towers around Square One and Celebration Square, with Sheridan College’s campus next door.

Mostly high-rise condos · MiWay and GO bus terminal, quick 403 access

**Moving-day note** Every tower runs on booked service-elevator windows. Book yours the moment you have a date.

### Port Credit

A walkable lakeside village where the Credit River meets Lake Ontario: marina, waterfront trail and Lakeshore Road patios.

Condos, bungalows and custom homes; among the priciest · Port Credit GO, about 30 min to Union

**Moving-day note** Curb space on Lakeshore Road is tight, especially on summer weekends. Plan where the truck stops.

### Mineola

A quiet, leafy enclave just north of Port Credit, known for big treed lots, ravines and custom homes.

Detached homes · car-oriented, near Port Credit GO and the QEW

**Moving-day note** Narrow, winding streets often have no sidewalks. Mention it so your mover sends the right truck.

### Lorne Park

An established, upscale lakeside area of large lots and mature trees, beside Jack Darling Memorial Park and Rattray Marsh.

Mostly large detached homes · car-oriented, near Port Credit and Clarkson GO

**Moving-day note** Bigger homes usually mean a full day with a four-person crew. Flag pianos and safes up front.

### Clarkson

Southwest Mississauga near the Oakville border, with Clarkson Village shops and Rattray Marsh on the water.

Detached homes, townhouses and condos · Clarkson GO, about 37 min to Union

**Moving-day note** Moving into a townhouse complex? Ask management about visitor parking and move-in rules.

### Cooksville

One of the city’s oldest communities, at Hurontario and Dundas, now a dense, diverse hub with great food.

Rental towers, condos and post-war houses · Cooksville GO (rush hour), frequent MiWay

**Moving-day note** Older towers often share one elevator. Book it with the superintendent and ask about weekend moves.

### Erin Mills

A planned family community in western Mississauga with ravine trails, Erin Mills Town Centre and Credit Valley Hospital.

Detached, semi-detached and townhouses · mostly by car, 403 access

**Moving-day note** Two-storey detached homes are our crews’ bread and butter. With driveway parking, most fit in one day.

### Churchill Meadows

One of Mississauga’s newest neighbourhoods, on the west side near Oakville, popular with young families.

Newer detached homes, semis and townhouses · car-oriented, near the 403 and 407

**Moving-day note** Many homes are three-storey townhouses, and stairs add time. Mention the layout when you ask for a quote.

### Streetsville

“The Village in the City”: a historic Queen Street main street of independent shops and pubs beside the Credit River.

Character homes, detached and townhomes · Streetsville GO (rush hour), about 43 min to Union

**Moving-day note** Parking near Queen Street is limited and older staircases are narrow. Measure big furniture first.

### Meadowvale

A planned northwest community built around two small lakes and long trail networks, next to a big business park.

Townhouses, semis and detached, priced below the south end · Meadowvale GO (rush hour), 401 and 407

**Moving-day note** Townhouse complexes often have shared lots. Reserve space for the truck ahead of time.

## How do you get from Mississauga to downtown Toronto?

Take the GO train: about 30 minutes from Port Credit to Union Station on the Lakeshore West line, which runs all day, seven days a week. Milton line trains run at rush hour only.

| Station | To Union | Line & service |
| --- | --- | --- |
| Port Credit | ~30 min | Lakeshore West · all day, 7 days |
| Clarkson | ~37 min | Lakeshore West · all day, 7 days |
| Malton | ~29 min | Kitchener · all day |
| Cooksville | ~32 min | Milton · rush hour only |
| Streetsville | ~43 min | Milton · rush hour only |
| Meadowvale | ~50 min | Milton · rush hour only |

Typical scheduled times from GO Transit’s fall 2026 timetable.

Within the city, MiWay buses cost $3.50 on PRESTO ($145 a month), and seniors 65+ ride free. Transfers between GO, MiWay and the TTC are free with PRESTO or a tapped card under Ontario’s One Fare program. The Hurontario LRT (Hazel McCallion Line) is still under construction, with completion targeted for 2028. Drivers have the 401, 403, 407 (toll), 410, 427 and QEW.

## How much does it cost to move to Mississauga?

Local moves are priced by the hour. Our rates are published: **$120 an hour for two movers and a truck, $150 for three and $190 for four**, with a two-hour minimum. Use the calculator at the top for your home size, or see the typical ranges below.

### Typical Mississauga moving costs by home size

| Home size | Labour | Crew & time |
| --- | --- | --- |
| Studio | $240–$360 | 2 movers · 2–3 hrs |
| 1 bedroom | $360–$600 | 2 movers · 3–5 hrs |

## How do you save money and avoid moving-day problems?

Move mid-month on a weekday, book elevators and truck parking early, and give your mover an honest inventory. Those three habits save the most time and money.

1. **Pick your date wisely.** The 30th, 31st and 1st are the busiest days, and our rates are higher on the first and last day of the month. A mid-month weekday outside the May–September peak is easiest.
2. **Book the elevator first.** Condo towers run on booked service-elevator windows, often limited to set hours. Book both buildings and ask which loading area the truck should use.
3. **Plan where the truck parks.** Mississauga limits street parking to five hours and bans it from 2 to 6 a.m. The City’s temporary permits don’t cover heavy or commercial vehicles, so use your driveway or complex’s loading area, or call 311 to check your block.
4. **Declutter and pack ahead.** Every box you don’t move is time you don’t pay for. Pack what you can yourself and take beds apart before the crew arrives.
5. **Right-size your crew.** A bigger crew often costs about the same or less because it finishes sooner. Switch crews in the calculator to compare.
6. **Keep a first-night box** of chargers, medication, toiletries, bedding and a kettle that rides with you, not on the truck.

## What is it like to live in Mississauga?

It’s a big, diverse city with real seasons, strong job clusters, four school boards and plenty of green space along the lake and the Credit River.

- **Jobs:** more than 670 multinational head offices, clustered around Pearson, the Airport Corporate Centre, Meadowvale and Square One.
- **Schools:** Peel District School Board, Dufferin-Peel Catholic, and the French-language Viamonde and MonAvenir boards. Your address decides your school, so register early. University of Toronto Mississauga and Sheridan College are both in the city.
- **Weather:** July highs average 27.4 °C, January lows −8.9 °C, and Pearson gets about 115 cm of snow a year. See our [winter moving tips](https://movers4you.ca/moving/winter-moving-tips-canada/).
- **Things to do:** the Waterfront Trail, Rattray Marsh, Celebration Square’s summer concerts and winter rink, Square One, and the village main streets of Port Credit and Streetsville.

## Frequently asked questions

### Is Mississauga a good place to live?

For most people, yes. Rents and home prices run below Toronto’s, there are more than 500 parks and 22 km of Lake Ontario waterfront, three GO train lines serve the city, and Toronto Pearson is inside city limits. The trade-offs are car dependence outside the core, rush-hour traffic and real winters.

### Is Mississauga cheaper than Toronto?

For housing, yes. In September 2026 the average home sold for $929,600 in Mississauga versus $1,034,320 in the City of Toronto (TRREB), and two-bedroom asking rents averaged $2,423 versus $2,937 (Rentals.ca/Urbanation). Mississauga also has no municipal land transfer tax, which on a $1 million home saves most buyers about $16,475 compared with buying in Toronto. Day-to-day costs like groceries and gas are similar across the GTA.

### What are the best neighbourhoods in Mississauga for families?

Families often choose Erin Mills, Churchill Meadows, Meadowvale, Streetsville and Lorne Park for their detached homes, townhouses, parks and trails. Commuters who work downtown tend to prefer Port Credit and Clarkson, on the all-day Lakeshore West GO line.

### How much does it cost to move to Mississauga?

For a local move with Movers4You, labour at our published hourly rates runs about $240–$360 for a studio, $750–$1,050 for a two-bedroom and $1,710–$2,280 for a four-bedroom home, plus a flat truck & travel charge and HST. Month-end dates and moves with one address outside the GTA cost more, and your exact price is locked in writing before the crew is dispatched.

### How long is the commute from Mississauga to downtown Toronto?

By GO train, about 30 minutes from Port Credit and about 37 minutes from Clarkson to Union Station on the Lakeshore West line, which runs all day, seven days a week. Milton line trains from Cooksville (about 32 minutes) and Streetsville run at rush hour only. Driving times swing widely with traffic on the QEW, the Gardiner Expressway and the 401.

### Is Mississauga safe?

Mississauga is policed by Peel Regional Police, whose area (Mississauga and Brampton) had a Crime Severity Index of 59.4 in 2025. That’s well below the national figure of 75.0 and about the same as Toronto’s 60.0, according to Statistics Canada. As in any city, it varies by neighbourhood.
